Royalton Zoning Board denies variances to split residential property

NY ROYALTON — Zoning Board denies variances for Royalton homeowner looking to split property. Brenda Buryta sought permission to divide her 4877 Royalton Center Road parcel into two lots with road frontages of 122 and 90 feet, below the zoning requirement, to facilitate a potential future home sale and new home construction. Town Attorney Tom Seaman noted the split would require three separate variances.
Neighboring property owner Corey Berger opposed the proposal, stating he felt crowded already. The board applied state variance criteria and found the split would produce undesirable neighborhood change, constitute a substantial variance, and result from self-imposed hardship. All three variances were denied unanimously.
The board separately approved four Temporary Conditional Use Permit renewals and authorized contacting two applicants who failed to appear.
